Good Bye Los Angeles Rent Control????

Proposal aims to undo rent control laws

What is Rent Control?
Rent control regulates how much a landlord can raise the annual rent (approximately 4%).

Which Cities are governed by rent control?

The cities of Los Angeles, such as Canoga Park, Eagle Rock, Encino, North Hollywood, Northridge,  Sunland/Tujunga, Van Nuys, Woodland Hills, etc. Not municipalities, such as Burbank, Glendale, La Canada, Pasadena. Then there are other cities that have passed their own rent control laws such as West Hollywood.

It depends on where you live, are you subject to rent control? Does the property (age, dwelling type, etc.) meet the specifications?

Try calling the Los Angeles Housing Department @ 866-557-7368.

What are my rights? The home I am renting is currently in foreclosure and the owner did not notify us of this so we had been paying our rent. The Realtor that's been assigned to sell the house has advised us that we have a month to move out. This is a hardship for my family as I am currently pregnant and will deliver in 4 weeks. Should we deal with the bank directly as we do not trust the Realtor that has contacted us.

*You might want to contact an attorney and “fight” an eviction, which could buy you more time in the house.

*Ask the Realtor if the bank will give you “cash for keys” in other words: will they write you a check? – Typically it is for $500 and up if you are willing vacate in 30 days.  The bank has hired the Realtor so that she can handle this, I doubt they will want to intervene (and speak with you).

*I don’t know where the rental is located but if there is rent control, they may have to offer you more for relocation assistance.

The city keeps changing the help phone number, try this 800 477-5977 and check out this rental website

      Best of luck to you.

I have been renting a house in North Hollywood since December of 09'. The landlord wants control everything even me my family. She wants to bring her family over to see the house while I am living here, she wants to come through when ever she wants, because I am busy and just want to live and not have her control me, she wants to raise the rent by 200.00. This is a month to month agreement, can she just raise the rent when she wants to because she is mad. She says it is because the rent on the house went up. Should she show proof that the rent went up before I sign anything? Is it fair that she calls every month when we had an agreement to pay the rent by the th of the month. She harasses and wants to argue with me. She says she will never call me again, but she calls every month on the second to the month. I pay my rent faithfully, I have been late twice, but I informed her and paid the additional fees. When I moved in the waved the credit check, she and her husband only wanted the rent paid because the house was costing them too much. Now she is asking me to provide her with a credit check. Can she do this. What rights do I have as a tenant. According to her it is her house and she can do what she wants too. I would also like to know if North Hollywood is rent controlled. If so does it mean she can raise the rent on a month to month agreement each month if she wants to. I need help.

I bought a 5 unit complex with 3 units paying rent. I made it clear to my realtor up front that I was going to move into 3 of the units with my family (parents in 1 unit, sister and child in the other) while renting the other two units. Deal closed. Now I find the complex is rent controlled. NOWHERE in my paperwork does it say the complex is rent controlled and my realtor never informed me it was. NEVER did my realtor tell me verbally the complex was rent controlled.

Q: IS MY REALTOR REQUIRED BY LAW TO DISCLOSE THE COMPLEX IS RENT CONTROLLED AND IF SO, WHAT IS THE PUBLIC LAW NUMBER?

NOTE: Funding for the complex was done through a secondary source so the lender is not required and did not list in the lending papers that the complex was rent controlled.

Please help! I cannot find the answer to this question anywhere.

The sellers should have disclosed that the property was rent controlled. The seller would have known.

Perhaps your Realtor and the seller's Realtor were unaware.  Whether both Realtors should have been aware is best answered by an attorney.

I have a list of attorneys on my web site
