The life of a listing: We sold it!
It's in escrow and the buyer has 10 days to remove their inspection contingency. The buyer has completed their inspection and as the seller’s agent, I faxed a Notice to Perform to the buyer’s agent.
After the inspection, the buyer has several options:
1) Approve the inspection and remove this contingency
2) Disapprove the inspection and cancel escrow (the buyer’s deposit should be fully refundable)
3) Negotiate any and all elements of the inspection with the seller who can:
a) Agree to make repairs or credits
b) Disagree and inform the buyer to “take or leave it” and risk the buyer cancelling escrow
c) Attempt to negotiate the buyers request (perhaps agree to some repairs or credits but not all)
So, today, Friday, the buyer’s 10 day investigative portion of the escrow is up, the buyer is to remove the contingency today and we are waiting for the buyer’s response.







Buyer responded, she requests carpets cleaned, any holes in walls patched & additional (not city mandated) smoke detectors be installed. Seller agreed -
